Shutters and panellingThe board behind every shutter and panel. Board-and-batten and grid panelling ₹800 – 1,300 / sqft finished; flutes ₹850 – 1,650. | Action Tesa or Greenpanel HDHMR, 16–18 mm | The same board. The finish is what changes |

Scope & Site
In the band
- Fluted oak vanity with an open shelf, cut for the stone basin; the round mirror
- Sanitaryware and CP fittings in brushed nickel, with the plumbing to set them
- Frameless shower glass
- Lime wash above the dado, moisture-resistant false ceiling
- Brass-armed sconce and IP44 spots
- The travertine specified by grade and size, and coordinated with the builder's tiler
Not in the band
- Travertine on the floor, the dado, the shower and the window wall — the builder's tiling: Indian vein-cut about ₹380 – 700 / sqft laid, Turkish ₹700 – 1,200, ~250 sqft
- Waterproofing under the tiling — the builder's, crystalline coat and membrane about ₹60 – 110 / sqft, pond-tested
- Stool, duckboard, towels and styling (itemised, quoted with the proposal)
- Geyser and exhaust fan (points provided)
- Plumbing relocation beyond 3' of the existing positions
What the site needs
- Plumbing: existing positions broadly retained; a concealed cistern needs a 9" wall build-out
- Floor slope 1:80 to a point drain under the duckboard; the builder re-lays the floor and pond-tests the waterproofing for 48 hours before the stone goes down
- Electrical: 5 points, all IP44 fittings, a geyser point on its own MCB
- The vanity is fixed after the stone; its basin cutout is templated from the tiler's slab
About 4–5 weeks on site, after the waterproofing cures, once the joinery is in the factory. The BOQ after the site visit prices every point, line and check individually.
