What luxury interiors actually cost in Bangalore in 2026
A per-square-foot number tells you very little. Here is how a home is really priced, what moves the figure, and the bands we would give a friend.

Why per square foot is the wrong unit, and why everyone uses it
Interiors in Bengaluru are quoted against carpet area because it is the one number everyone has. It is a fair way to compare two studios at a glance and a poor way to understand what you are buying. A rate card prices square feet. A home is priced by decisions: how many running feet of wardrobe, whether the kitchen is laminate or lacquer, whether the ceiling holds one clean recess or four levels of gypsum, whether the sofa is in the quote at all.
Still, you need a sanity check before you talk to anyone. These are the bands our own estimate tool works from, updated for 2026. Where a home lands inside its band depends on the finish family more than on the area.

Essential is considered materials and clean detailing, with laminate and HDHMR shutters doing most of the work. Premium adds veneer, custom joinery and lighting in layers. Signature is where stone, PU lacquer, made-to-order pieces and full-height everything arrive, and where the number stops being about area at all.
What actually moves the number
When two quotes for the same 3BHK sit ₹9 lakh apart, the gap is almost never margin. It is one of these.
- Running feet of joinery. Wardrobes, the kitchen, the TV wall, the study. A home with four full-height wardrobes and a walk-in has twice the carcass of one with two, and joinery is where most of the money is.
- The finish family. Laminate, veneer, acrylic, PU lacquer, stone. Each step roughly doubles the cost of a shutter face, and the difference on a kitchen alone can be ₹3 to ₹5 lakh.
- Ceiling and lighting. One clean recess with a cove is inexpensive. A multi-level gypsum ceiling with forty downlights is not, and it usually makes the room feel lower.
- The invisible layer. Electrical rework, plumbing shifts, waterproofing a balcony, a wall that has to move. Nobody photographs it, and it can be ten percent of the job.
- Loose furniture and décor. The sofa, the dining table, the bed, the rug, the art. In most quotes this is a separate line or absent entirely, and it is what makes the room look like the render.

Spend on what your hands touch
The kitchen carcass and its hardware: soft-close hinges and channels rated in tens of thousands of cycles, because a kitchen door opens forty times a day. Wardrobe internals: the drawer inside the drawer, the lit rail, the tray for the watch. The mattress and the sofa, because you are on one of them for a third of your life. These are the lines where the extra rupee is felt every single morning for a decade.

Save on what your neck hurts to look at. Elaborate ceilings. Matching wood on every surface, which reads as showroom rather than home. A television wall the size of a cinema. And save on anything bought to fill a gap rather than to mean something, which is most of the décor in most homes.
What is not in most quotes
Before you compare two numbers, ask for the exclusions in writing. The usual suspects: appliances, GST at 18 percent, painting, civil work, the false ceiling in the bedrooms, soft furnishings, curtains and blinds, and anything described as client scope.
