The Limestone Villa Lounge

One wall does the work: honed limestone runs the full height of a double-height room with a teak-lined niche and a fourteen-foot floating console in it, so the furniture can stay low and cane-and-teak simple, and the courtyard can do the decorating — the villa living room without the volume echo.

Scope & Site

In the band

  • Honed limestone cladding, floor to the double-height ceiling, with the teak-lined media niche
  • Floating teak console with drawers and a soundbar slot, lit underneath
  • Teak-slat bulkhead with a concealed strip at the mezzanine edge
  • Sheer handloom on a ceiling track; emulsion or lime plaster to the other walls
  • Brass ring chandelier, strips and spots on dimmers

Not in the band

  • Sofa, chairs, table, rug, art, plant and brassware (itemised, quoted with the proposal)
  • Television, soundbar and AV hardware (chase and power provided)
  • Glazing and the courtyard beyond it — the sliding doors, paving and planting are the villa's
  • The mezzanine rail — the builder's: 10 mm glass on black MS posts with a teak handrail, about ₹1,800 – 3,200 / running ft, drawn by the studio
  • Oak flooring unless opted, over the villa's existing stone floor
  • Civil work, the mezzanine slab and AC

What the site needs

  • Stone above 10' is dry-clad on an MS frame anchored to the RCC, checked by the structural engineer; scaffold for the double height
  • AV: conduit from the niche to the console and on to a rack in the adjacent store; power at the niche
  • Electrical: about 16 points on two dimmed circuits; the chandelier on its own dimmer from the slab hook, load-tested
  • AC: ducted or cassette points in the mezzanine soffit, drawn with the bulkhead
  • The courtyard door threshold and its drain are the builder's; the sheer track stops 2" short of the glass

About 7–8 weeks on site, the stone first, once the joinery is in the factory. The BOQ after the site visit prices every point, line and check individually.

Indicative Estimate

₹4.9L – ₹11.4L*

Stone, niche, console, bulkhead, sheers, wall finish, chandelier and lighting as drawn — a double-height stone wall is most of the band. Furniture, rug, art and the plant are itemised above, quoted separately; the rail and the floor are the builder's, oak flooring optional over it.

*Indicative and ex-GST, Bengaluru, for the studio's work only — joinery, finishes, ceiling, lighting, curtains, glass and, where the studio does the bathroom, its sanitaryware. Floors, bathroom tiling, appliances and civil work are the builder's; loose furniture and décor are itemised and quoted with your proposal. Final numbers follow a site visit and BOQ.
