Scope & Site
In the band
- Base, wall and tall cabinetry with soft-close hardware, the island
- Leathered granite counters, 40 mm edge
- Zellige dado and shelf wall, two oak shelves
- Plaster hood built to take the chimney, with its duct and points; the apron sink and bridge mixer plumbed in
- Under-cabinet and spot lighting
Not in the band
- Chimney and hob — specified, bought against the BOQ: Faber about ₹52,000, Bosch about ₹1,10,000
- Refrigerator, oven and dishwasher (niches and points provided)
- Stools, blind and ceramics (itemised, quoted with the proposal)
- The terracotta brick floor — the builder's, specified: Bharat Floorings terracotta about ₹180 – 320 / sqft laid
- Civil work and gas-line relocation
What the site needs
- Plumbing positions retained; the sink stays on the external wall — an apron sink needs a 3'0" base unit built to carry it
- Electrical: about 12 points incl. 16A for chimney, hob ignition, OTG, fridge, purifier and dishwasher
- Gas: piped-gas point at the hob, copper line concealed in the plinth
- Chimney ducted through the external wall, 150 mm, inside the plaster hood
About 6–7 weeks on site, joinery made in the factory in parallel, once the joinery is in the factory. The BOQ after the site visit prices every point, line and check individually.
